Project Description
Korah Road Townhouse Development is a 30-unit, multi-building residential development in Sault Ste. Marie’s west end. TULLOCH is supporting Ficmar Builders from planning approvals through detailed design and active construction, coordinating the technical requirements needed to advance the site.
Our work includes land use planning and municipal approvals, civil site and servicing design, stormwater management, access review, geotechnical investigations, environmental assessments, and topographic surveying. During construction, TULLOCH is also providing contract administration, inspections, and materials testing to support quality and coordination in the field.
Scope of Services
- Civil site design and servicing, including lot grading, hydrant flow testing, and functional servicing review
- Stormwater management planning and reporting
- Preliminary traffic impact review and right-of-way access assessment
- Geotechnical investigations and engineering recommendations
- Environmental assessments, including Record of Site Condition, Species-at-Risk screening, and wetland delineation
- Land use planning, including Official Plan and Zoning By-law Amendment coordination and council representation
- Planning Justification Report, public consultation strategy, and subdivision or condominium application materials
- Topographic surveys and base plan preparation
- Materials testing, including compaction, soils, and aggregates
- Contract administration and construction inspections
