Project Description
Nipissing Heights is a multi-phase, 58-hectare residential development in North Bay. Phase 1 introduced 23 single-detached dwellings, while Phase 2 is developing 49 low-density lots, a multi-residential block, and a park. Future phases are planned to include student housing and a commercial block.
TULLOCH has supported the subdivision as it advances through planning, design, approvals, and construction, helping coordinate the technical requirements needed to move each phase forward.
Scope of Services
- Preliminary and detailed civil engineering design, including functional servicing and stormwater management
- Final design of water distribution, sanitary and storm sewers, roadways, lot grading, and stormwater infrastructure
- Environmental services, including an OWES wetland delineation and migratory bird studies
- Planning services and technical assistance for subdivision approvals and zoning designations
- Surveys and registration of the final plan of subdivision
- Tender preparation, contract administration, and construction inspections
