Project Description
The Extendicare - Countryside project is a 256-bed long-term care facility located on a 3.54-hectare greenfield site on Algonquin Road in Sudbury. The development consists of a four-story building, an asphalt parking lot, a driveway, and landscaped areas.
In 2019, the City of Greater Sudbury assigned the subject lands an ‘I-49’ zone, which allowed for a 192-bed long-term care facility on the site. A holding symbol (H) was placed on the property until municipal sewer and water services were available and public road frontage existed to facilitate access and allow the severance of the subject land from the parent parcel.
When the hold was removed in 2020, Extendicare Canada retained TULLOCH to prepare a complete application to amend the City of Greater Sudbury Zoning By-Law 2010-100Z. The amendment needed to rezone the subject lands from ‘I-49’ to ‘Institutional-I(S)’ to permit a larger long-term care facility.

- Rezoning, consent, and site plan control applications to facilitate development approvals, including public consultation and Committee/ Council representation
- Civil engineering for on-site and off-site servicing, including municipal servicing extensions (water and sanitary), stormwater management, grading, and erosion and sediment control plans

- Contract administration, construction monitoring, and inspection
