Project Description
291 Lourdes Street transformed a former institutional building in Sudbury into 24 residential rental units, creating new housing through the adaptive reuse of an existing urban property. The development includes a mix of bachelor and one-bedroom apartments, 24 parking spaces, and continued pedestrian access through the site to neighbouring public stair connections.
TULLOCH led the planning approvals required to convert the property from institutional use to medium-density residential. Our team prepared the Zoning By-law Amendment application, planning rationale, and supporting technical materials to demonstrate consistency with provincial and municipal policies, including the need for a broader range of housing options and more efficient use of existing urban land.
The City of Greater Sudbury approved the rezoning in February 2022 to an R3 Special zone, allowing the project to proceed to Site Plan Control and detailed design. TULLOCH continued to support the redevelopment through civil and geotechnical engineering, construction surveying, and layout as the property moved into construction and completion.
