Project Description

The Design District 41 is a major mixed-use development in downtown Hamilton comprising three 30-storey residential towers above a shared seven-storey podium. The development includes 931 dwelling units, approximately 1,667 square metres of ground-floor commercial space, extensive indoor and outdoor amenity areas, and integrated vehicle and bicycle parking.

A defining feature of the project is its integration around an existing heritage-designated place of worship, adding complexity to site planning, circulation, built form, and municipal approvals.

A. J. Clarke & Associates (a division of TULLOCH) led the planning process through Formal Consultation, Site Plan Approval, Minor Variance, Holding Removal, and Draft Plan of Condominium. The team coordinated with municipal staff and the broader consultant team to help advance a large, high-density development within a constrained downtown site.

Civil engineering and surveying also supported the project by coordinating site development requirements alongside planning approvals.

The Design District has received multiple industry recognitions, including Best Residential High-Rise Development in Canada at the 2024–2025 International Property Awards, as well as additional recognition through The Nationals and the Ontario Home Builders’ Association Awards of Distinction.
