TULLOCH completed environmental due diligence for the proposed acquisition of a multi-tenant industrial property in Sudbury. The property included logistics operations, a heavy-duty equipment repair and maintenance facility, and bulk fuel storage, creating several potential environmental concerns.

TULLOCH first completed a Phase I Environmental Site Assessment to review historical and current site activities, regulatory information, surrounding land uses, and potential environmental liabilities. The findings identified areas requiring further investigation, leading to a Phase II Environmental Site Assessment focused on soil and groundwater conditions.

The combined assessment provided the client with a clearer understanding of the property’s environmental condition and potential liabilities to support informed decision-making during the acquisition process.
